The project is a 6-story mixed-use building with a brick facade and dark metal panels that bring the historic elements of Dubuque’s built environment into a modern form. It was designed by Slingshot Architecture from visions and guidance within the Port of Dubuque Master Plan (2002). The project capitalizes on community foresight and district investment strategy, driving greater utilization of the Port and downtown’s collective assets through residential density.
The Merge Mixed-Use Project is the first real estate development to utilize the Opportunity Zone designation in Dubuque. The building was designed with Smart Growth Principles: compact design, range of housing choices, pedestrian-friendly, attention to the urban context / public realm, and multimodal balance.
