Position Overview:
As a Cleaning Team Member at Diverge, LLC you will play a critical role in ensuring the cleanliness and overall appeal of our properties. You will be responsible for maintaining a pristine and welcoming environment for our residents, as well as supporting our commitment to exceptional property management.

Please note: This position includes post-construction cleaning as we prepare a newly built property for opening. Applicants should be comfortable working in an active construction environment and performing detailed cleaning to make apartments move-in ready.

Responsibilities:

  • Perform detailed construction cleaning of newly built apartment homes and common areas prior to resident move-ins.
  • Remove construction dust, drywall residue, paint overspray, adhesive, protective coverings, and other post-construction debris.
  • Clean windows, cabinetry, appliances, fixtures, floors, and other surfaces to a move-in-ready standard.
  • Perform routine cleaning tasks in common areas, including lobbies, hallways, and other shared spaces.
  • Vacuum, sweep, mop, and clean floors to maintain a clean and inviting atmosphere.
  • Clean and disinfect high-touch surfaces, such as doorknobs, handrails, and elevator buttons.
  • Clean units after check-out and prepare the space for the next resident or guest (both furnished short-term stays and 12-month leases).
  • Ensure trash receptacles are emptied and maintained.
  • Assist with minor maintenance tasks as needed.
  • Follow safety guidelines and procedures to protect your well-being and that of our residents.
  • Adopt internal protocols for cleaning, documentation, stocking, and organization.
  • Utilize technology (AppFolio property management software) to accept assignments, track hours, and document completed work.

Qualifications:

  • Previous experience in cleaning or maintenance is preferred, but not required.
  • Strong attention to detail and a commitment to maintaining cleanliness.
  • Ability to work independently and as part of a team.
  • Excellent time management skills.
  • Reliable and punctual.

Job Description
Andante is looking for an Assistant Property Manager to learn from a Midwest-based team and support our apartment complex in Downtown Eau Claire. In Property Management, our customers are our residents, guests, and community members. A strong attention to detail and customer service mindset is desired. This is an entry-level position; no prior experience in property management is required. Applicants will be trained on the job and should display a desire to learn, take direction, and grow into a Property Management role.

Responsibilities

  • Administrative duties associated with the daily management of the building
  • Professional and timely communication with leads as assigned
  • General custodial tasks - cleaning common area surfaces, emptying trash bins, vacuuming, picking up exterior trash; generally doing what needs to be done to maintain a professional and well-kept appearance
  • Perform all aspects of apartment leasing such as touring with prospective residents and processing applications.
  • Firmly grasp policies, procedures, fees, and collections policy to aid in resident communication and enforcement
  • Set appointments, show timeliness and professionalism in representing the property
  • Draft resident correspondence and notices
  • Promote positive resident relations with exceptional customer service
  • Consistent utilization of Diverge’s Property Management system (AppFolio)

Requirements

  • High School Diploma or GED
  • Excellent customer service skills
  • Proficient in Google/Microsoft Office Suite
  • Detail-oriented individual who will show care for correspondence, accounting, and the building’s interior and exterior appearance
  • Software Aptitude Assessment
  • Valid Driver's License (DL) Required

Preferred Qualifications

  • 4-Year Degree or equivalent professional experience in customer service and/or hospitality

Physical Requirements:

  • Prolonged periods of standing and walking.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to 50 pounds at a time.

Maintenance Technician

Job Description: Merge Urban Development (the parent company of Diverge, LLC) is looking for a Part-time Maintenance Technician for the Urbane115 apartment community in Appleton, WI. This position will be responsible for general maintenance and repairs. This includes plumbing, basic carpentry, heating and cooling, snow removal, lawn care, and upkeep of other building systems.

Duties/Responsibilities:

  • Effectively communicates with Property Manager and Maintenance Supervisors; maintains a team environment.
  • Shows conscious behavior and professionalism in customer interactions (with residents and commercial tenants).
  • Responds to and prioritizes work orders for resident requests for maintenance.
  • Troubleshoots, determines, and executes resident work orders (includes: locks/keys, heating & cooling, appliances, lighting, plumbing, etc.)
  • Plans repair work using the building’s blueprints or equipment manuals as needed.
  • Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, repairing doors & other building fixtures, flooring repair, window washing, and more.
  • Cleans and assists with upkeep of the facilities.
  • Utilizes the company Purchase Order system to order supplies and materials needed for repairs and maintenance.
  • Complete maintenance logs and inspection documentation.
  • Adept at readying apartments for move-in and showings
  • Performs inventory on supplies.
  • Keeps tools and supplies clean and organized, including grounds maintenance equipment and tools.
  • Setting up repair appointments with mechanics or electricians when needed, relaying critical information to the Property Manager utilizing the Property Management System.
  • Furniture assembly.
  • Maintaining courtyard and building grounds in top condition.
  • Performs other related duties as assigned.
  • Meet or exceed company standards for cleanliness, cost control, safety, physical condition, and resident satisfaction related to the overall maintenance of the property.

Requirements

  • High school diploma or equivalent required
  • Ability to follow instructions from supervisors
  • Ability to use hand tools and power tools
  • Excellent organizational and time management skills
