Position Overview:
As a Part-Time Cleaning Team Member at Diverge, LLC you will play a critical role in ensuring the cleanliness and overall appeal of our properties. You will be responsible for maintaining a pristine and welcoming environment for our residents, as well as supporting our commitment to exceptional property management.

Responsibilities:

  • Perform routine cleaning tasks in common areas, including lobbies, hallways, and other shared spaces.
  • Vacuum, sweep, mop, and clean floors to maintain a clean and inviting atmosphere.
  • Clean and disinfect high-touch surfaces, such as doorknobs, handrails, and elevator buttons.
  • Clean units after check-out and prepare the space for the next resident or guest (both furnished short-term stays and 12-month leases).
  • Ensure trash receptacles are emptied and maintained.
  • Assist with minor maintenance tasks as needed.
  • Follow safety guidelines and procedures to protect your well-being and that of our residents.
  • Adopt internal protocols for cleaning, documentation, stocking, and organization.
  • Utilize technology (AppFolio property management software) to accept assignments, track hours, and document completed work.

Qualifications:

  • Previous experience in cleaning or maintenance is preferred, but not required.
  • Strong attention to detail and a commitment to maintaining cleanliness.
  • Ability to work independently and as part of a team.
  • Excellent time management skills.
  • Reliable and punctual.

Maintenance Professional

Job Description: Merge Urban Development (the parent company of Diverge, LLC) is looking for a Maintenance Professional for the North Side Yard apartment community in Stevens Point, WI. This role will perform general maintenance and repairs for assigned properties including plumbing, electrical, basic carpentry, heating and cooling, and other building systems. The Maintenance Professional will be an expert in preparing apartment homes for seamless move-ins, while efficiently coordinating all aspects of unit readiness. Meet or exceed company standards for cleanliness, cost control, safety, physical condition, and resident satisfaction related to the overall maintenance of the property.

Duties/Responsibilities:

  • Responds to, prioritizes, and completes work orders for resident requests for maintenance.
  • Adept at readying apartments for move-in and showings.
  • Cleans and assists with upkeep of the facilities.
  • Orders supplies and materials needed for repairs and maintenance.
  • Complete all maintenance logs and inspection documentation.
  • Plans repair work using building’s blueprints or equipment manual as needed.
  • Assist in the coordination of repairs for HVAC, plumbing, electrical, and other systems. Help manage vendor schedules for specialized repairs, inspections, and maintenance projects. Ensure all activities are documented in Appfolio.
  • Making and installing new furniture or equipment.
  • Inspects and identifies equipment or machines in need of repair.
  • Completes safety checks on systems and equipment.
  • Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures, flooring repair, window washing and more are prioritized efficiently, monitoring aging work orders and identifying unposted work orders on the unit turn board.
  • Oversee the work order queue to ensure tasks are prioritized efficiently, monitoring aging work orders and identifying unposted work orders on the unit turn board.
  • Assist in maintaining an organized inventory of tools and supplies, ensuring that essential resources are always available for the team.
  • Performs other related duties as assigned.

Requirements

  • At least 2 years related experience
  • High school diploma or equivalent required
  • Previous experience in property maintenance
  • Knowledge of general carpentry electric systems, painting, and plumbing
  • Ability to follow instructions from supervisors
  • Ability to use hand tools and power tools
  • Excellent organizational and time management skills

Physical Requirements:

  • Prolonged periods standing and walking.
  • Must be physically able to climb ladders, bend, or crawl into awkward spaces.
  • Must be able to lift up to 50 pounds at a time.
